This step-by-step timeline shows you how to sell your house, and buy a new home in less than two months. October 15: Call your bank or lender to get current payoff balance. Reach out to your Realtor to set up an appointment or reach out to friends to get a solid referral. Get a recommendation from a Realtor to an amazing local mortgage lender. Call the lender to get pre-qualified for a mortgage. << Make sure your Realtor® understands your timeline and is ready to hustle! >>

October 16: Get prequalification letter plus quote and go over any potential hurdles. Fill out buyer questionnaire for your Realtor so he or she knows your goals.

October 17: Meet with Realtor to go over correct pricing on current home and projected net take away. Also, go over staging recommendations and potential repair items. Give your house key to your Realtor. Schedule time with photographer for professional property photos.

October 18: Start reviewing properties virtually with your Realtor through an online personal portal that is updated automatically as soon as properties hit the market. << Some people can’t stop looking to sleep, eat, etc, but keep in mind, your Realtor is looking too. >>

October 19: Photographer shoots home with Realtor.

October 20: Your house is on the market! Showings begin. Drive neighborhoods to see properties that looked good online to see if they stack up in person.

October 21: Deliver necessary documents to lender for new mortgage loan.

October 25: Realtor hosts public open house.

October 27: Accept offer on current home with close date of December 5 and lease back until December 7. << Don’t believe me that it can go that fast or believe your house is so unique that it won’t sell quickly? October 28: Start looking at homes in person with your Realtor.

October 30: Inspection on your current home.

October 31: Make a strong offer on the home of your dreams with close date of December 5!

November 2: Finalize deal on your current home and get new home under contract.

November 3: Lock in your amazing interest rate with your local mortgage lender.

November 10: Finalize deal on your new home. Lender orders appraisal on new home.

November 13: Appraisal finished on current home. Commit to movers. Start packing everything!

November 21: Appraisal complete on new home. Change utilities.

November 27: Thanksgiving break. Finish packing.

December 4: Get final numbers on both houses to confirm projections were accurate.

December 5: Walk through the new house. Go to closing on the sale of current house and buy of new house. Funded! Get keys on new house.

December 7: Be completely out of current house and clean everything for new buyer.

December 8: Buy a beautiful Christmas tree for the home of your dreams!!
